This new corner development plays on the notion of breaking down its mass into smaller bays to harmonize with the adjacent smaller scale residences at St Paul’s Avenue. This design objective allowed for the least expensive construction classification, with 4 stories of wood frame over a 3 hour poured-in-place concrete deck separating the parking garage from the 4 story residential use. The building has 55 apartment units, and partially below-grade parking.
Located in the R-1, 2-Family Zone within Jersey City Heights, the project required zoning and local neighborhood association approvals for height, density, lot and building coverage.
