The $45 million Dixon Ticoneroga Pencil Factory project constitutes the renovation and conversion of 38, 19th century loft buildings, developed over four city blocks, to 475 market-rate, rental apartments. Developed in three phases and including over 767,000 square feet, this project remains one of the largest Investment Tax Credit projects developed under the restoration guidelines of the Department of the Interior. Specialized design features of this newly renovated and converted Pencil Factory include landscaped courtyards, security structures & gating, glass-roofed atriums and enclosed pedestrian bridges. This project has received awards from the American Institute of Planners, the National Concrete Institute and the Historic District Commission.
